These finishes are best when you need quick drying and extra
durability. Water based finishes dry in 2 hours, they give your
floor a lighter color in their natural state, and the finish has less smell while
the finish is drying. Brands of water based like Traffic
from Bona Kemi gives you extra durability over polyurethane. The biggest draw back of water based is the cost. You must lay 3
coats of water based, so we charge our 3 coat polyurethane price.
Oil Based
Polyurethane Finish
These finishes are best when a more economical finish is called for.
Polyurethanes take 8-12 hours to dry and have a strong smell when drying. Consider not staying in the area while finish is drying.
Oil based also has an ambering and goldening effect to the wood
in its natural state. Polyurethanes are the standard for new
construction and empty properties, they are also still used on the
majority of sand in place floors.

Penetrating Finish (Stain)
Penetrating Finish is a semi-transparent stain formulated to seal,
color and provide exceptional durability when used on bare wood and
masonry surfaces. This rich blend of oil and resin gives hardwood floors
a soft, satiny sheen. Available in colors to match any decor, creates a
bond with the wood that won't scratch or wear away. Can be used with or
without a finish coat.
Fast Dry Wood Stain
A wood stain designed to dry in three hours. Fast Dry Wood Stain will
color the densest wood floor in a single coat. Available in four rich
wood tones.
